Popcorn ceilings and asbestos in Denver
Some textured "popcorn" ceilings contain asbestos and some don't. You can't tell by looking. Scraping one releases dust, so test first.
Does Colorado require a test?
Yes, if you'll disturb more than 32 square feet of other surfaces of ceiling in a house — about a 6-by-6-foot patch. Most whole-room scrapes go well over that. The test must be done by a Colorado-certified inspector.
If it has asbestos
Popcorn texture is usually crumbly ("friable") when disturbed. Above the trigger amount, a state-certified abatement contractor removes it under a state permit after a 10-working-day notice. Some homeowners cover the ceiling instead of removing it; ask the inspector whether that suits your ceiling.
Typical cost
Angi's Denver guide puts indoor removal at $6.25 to $25 per square foot. Cost details →
